St John’s Wood
This affluent, quiet and family-friendly neighbourhood is situated in the north in the London Borough of Westminster. The neighbourhood has great restaurants and pubs in its boundaries, including Lord’s Tavern-located next to the Grace Gates at the renowned cricket ground. If residents desire additional options, there are more restaurants and bars up the street near the high road in Kilburn and down the way near Edgware Road. With Regent’s Park, Paddington Recreation Ground, and shopping on Church Street all nearby, residents are not at a loss of entertainment and amenities. The detached homes, tree lined streets, and peaceful atmosphere make this a great neighbourhood for families looking for a bit of space and calm outside of central London. St Johns Wood and South Hampstead stations are nearby, served by the Jubilee and Overground lines respectively, Baker Street is on the Metropolitan, Jubilee and Bakerloo lines, and the newly completed Elizabeth line now stops at nearby Paddington station. Alongside the many local bus routes the area’s transport connections are fantastic.
This neighbourhood has a long history tied to the music industry and sound recording. Studio Two at Abbey Road, now known as Abbey Road Studios, is in this neighbourhood. As everyone knows, the Beatles recorded here in the 1960s and even made the zebra crossing outside of the studio famous when they used it as the cover image for their 1970 album named after the studio. Other beloved British bands like Pink Floyd, Cliff Richard, and the Drifters also recorded here. The studio and the zebra crossing attained English Heritage Grade II-listed status in 2010 for ‘historic merit.’ The government wanted to protect the building and preserve it so that future recording artists can continue to make music in the same venue used by some of the world’s most celebrated musical icons.
The French sculptor Marie Tussaud lived in this neighbourhood briefly in the 1830s. Madame Tussaud was of course famous for her wax sculptures and founded the Madame Tussauds museum in 1835, which attracts more than 2.5m tourists per year.
Rent prices in this area can be a bit steep. The average rent is £751 per week, which is 22.4% above the London average of £613 per week. The housing prices are much higher than the London average, but residents do get a lot of amenities in this neighbourhood.
In October 2022, Regal London opened the doors to their luxury One St Johns Wood development, which will provide 112 upmarket apartments starting at around £1m on the site of the former sheltered housing scheme Dora House. The development will include a state-of-the-art spa and wellness centre, along with a 20m pool, and will overlook the iconic Lord’s Cricket Ground. It will likely draw in even more wealthy inhabitants to this already well-to-do neighbourhood.
