Chelmer Village

Just east of the River Chelmer, spreading northwards from the centre of Chelmsford, sits the Chelmer Village. Developed throughout the 1960s and 1970s during the general expansion of Chelmsford, the Chelmer Village is characterised by its self-contained design philosophy fit with shopping centres and other vital amenities, it is now regarded as one of the ideal places for families to settle within the Chelmsford area. Characterised by typical mid-century housing blocks with 3 or 4 bedrooms, with the occasional large-scale homes priced over £1 million, there is a wealth of variety in the Chelmer Village locale.

Although the Chelmer Village development only occured in the latter half of the 20th century, the area to which the Chelmer Village sits upon has ancient and historic roots. In 2013, OA East carried out extensive excavations running from Langford to the Chelmer Village. Near the Chelmer Village, the teams excavated two barrows - funerary monuments - dating from the Bronze Age from the estimated time frame of 2500 - 700 BC. This means that that Chelmer Village locale had been inhabited by human settlement up to 4,000 years ago! Nearby, at the Springfield Lyons Bronze Age Enclosure, from 1981 archaeologists discovered the outskirts of an ancient village boundary with an estimated date of 3,000 BC!

The Chelmer Village is known today for the prolific housing and industrial project helmed by Countryside Residential PLC, starting in 1978. Much of this development makes up the core of the Chelmer Village identity, and many houses and facilities in the local area reflect this 1970s and 1980s character; with red-bricks and cul-de-sacs.

Chelmer Village, owing to its ancient roots and relatively recent development, is not currently an area that Chelmsford council is allocating housing development or infrastructure too. As per Chelmsford’s adopted Local Plan of 2020, the council is aiming to produce many thousands of new mixed-use dwellings across the city, but outside of the immediate Chelmer Village locale. However, Chelmer Village’s property market is still robust; with over 60 properties currently on the market in this small area alone!
