Dormer’s Wells & Southall Park

Dormer’s Well is a modest suburban neighbourhood nestled in the West London borough of Ealing. Most of the streets are lined with large council estates, drawing in residents in search of affordable housing options. The area’s affordable housing isn’t its only appeal though. Residents are spoiled by the plethora of green space in the neighbourhood. If coming through on a weekend, you’ll see locals enjoying rounds at the West Middlesex Golf Club, while others are going for strolls through the lush Southall Park. During those cold winter months, residents take full advantage of the well-equipped Dormer’s Wells Leisure Centre. While the area might not be bursting with interesting eateries and shops, everything else that it has going for it makes it easy to see why families are so attracted to the spacious suburb.

Dormer’s Wells was believed to have been an area centred around a well in the 13th century. Locals at the time believed that the well had medicinal properties. Later on, the Dorman’s Well estate was situated there, belonging to the lords of the manor of Norwood. The estate consisted of a 108-acre farm, and was owned by the Earl of Jersey throughout the 19th century. It wasn’t until after the First World War that the area grew into a suburban village though. Between the two wars, about 700 houses were built, bringing in many new residents and the schools to cater for them. The neighbourhood has continued to grow since then, but still remains a rather quiet suburban enclave.

Sri Guru Singh Sabha Gurdwara is the largest Sikh Temple outside of India. Because of its size and status, it brings in many visitors.

There aren’t many quaint period houses in the neighbourhood that other parts of outer London boast. Still, residents enjoy great affordability with their modest post- war terraced houses.

Within Ealing’s local plan, the council has committed to regenerating multiple sites throughout the Dormer’s Well area. Many of these projects include doing major improvements to existing housing estates. The council, as a part of this initiative, recently worked on the Golf Links Housing Estate, increasing the total units in the complex. In 2022, a new regeneration initiative, similarly named The Green Quarter, was announced on the site of the Southall Gasworks, near Southall Park, and it has been described as one of London’s most ambitious regeneration projects. Berkeley is transforming the former Southall Gasworks in Ealing and aiming to deliver one of the UK’s most biodiverse developments by maximising nature recovery with new habitats for wildlife, alongside new homes and community facilities, all near Southall Crossrail Station. All 3,750 homes will have green space on their doorstep, supporting residents’ wellbeing, with new parks, wetlands, improved canal paths and easy access to the adjacent 90-acre country park.
