East Guildford
Situated on the eastern side of Guildford centre, with the A25 cutting through it, is East Guildford. Heavily residential with swathes of green-pastures flanking it, the eastern side of Guildford is an ideal locale for families and commuters to London. Bushy Hill, to the north-east, is one of the prime locations in this sector; known for its vibrant community life, collection of schools, and its proximity to the North Downs and the urban centre of Guildford, this area benefits from being the best of both worlds!
Bushy Hill is situated in Merrow, which charts the edge of the North Downs. It was largely constructed as an estate in the 1950s, with several hundred houses being built in the local area. These were initially council-owned, but since the Right to Buy Housing Act of 1980, many have been converted to private ownership, and has since benefitted from recent regeneration programmes. Subsumed into the wider Merrow locale, Merrow’s origins are actually far older than that of Bushy Hill, with the coaching inn ‘The Horse and Groom’ dating from the 17th century! Much of the surrounding area has its roots from the 17th-19th centuries, including the picturesque Walnut Tree Bottom, a patch of woodland pasture that sits at the very bottom of the locale.
Due to the recent construction of Bushy Hill, most properties are either mid-century ex-council housing stock or contemporary builds. The common factor with these houses however, is their price point. Bushy Hill is an expensive suburb of the Guildford locale, and many houses range in the millions. However, new properties are constructed on a regular basis, and there is plenty of opportunity in the area!
