East Kingsbury
Located to the north of the 254-acre Fryent Country Park, the suburban neighbourhood of East Kingsbury is situated in the north western borough of Brent. The area is largely residential in nature and is filled with numerous well regarded schools, giving it a community feel that culminates in a local neighbourhood festival every May. There is a mix of cuisines and restaurants near Kingsbury tube station and more can be found on nearby Edgware Road and Wembley Park. The locality is surrounded by sprawling green space, including Queensbury Park, Eton Grove Open Space, Fryent Country Park, which gives residents plenty of outdoor entertainment options. Additionally, a Jubilee line stop directly in the neighbourhood makes it easy for residents to get around and commute into central London.
Kingsbury Manor house was once located in this neighbourhood. It was designed by W. West Neve and built in 1899. Its original name was “The Cottage”, and it was constructed as a country house for the Duchess of Sutherland. In 1929 “The Cottage” was bought by George Cloke, who renamed the house “Kingsbury Manor”, and moved in to oversee the development of fields he had purchased from the owner of Valley Farm. Cloke also built parades of shops with flats above them on the south side of Kingsbury Road from the new station to Valley Drive. This laid the foundations for the suburban the neighbourhood we see today.
The music video for ‘Round Here’, George Michael’s 2004 single about his childhood, features Roe Green Park, Roe Green Primary School and other local landmarks. Also, the first two series of BBC children’s drama Grange Hill were filmed at Kingsbury High School.
One of the downsides of this neighbourhood is that it can be considered a bit too quiet and dreary by some. There are no bars directly in the locality and only a few restaurants, so if you want to experience more of London’s nightlife you will have to travel a bit to get it.
This part of town has been identified as an area for growth by the local council. The local plan sets out a goal of at least 1,100 new homes by 2026, and mixed-use development and new economic activity have been encouraged through the creation of more ground floor commercial frontage. Brent Council partnered with United Living South to deliver 61 one-bedroom self-contained residential flats on Honeypot Lane, as part of Brent’s New Accommodation for Independent Living (NAIL) project. Near to the site, the council has also pledged to carry out improvements to the communal gardens of the neighbouring NHS Kingswood Centre. Kingsbury Place, a new development in the area by Latimer Homes, intends to deliver 43 one and two-bedroom Shared Ownership apartments around an enclosed communal garden.
