Forty Hill & Great Cambridge Road

This area is largely residential, bordering the edge of the M25 London orbital. Despite the busy A10 road running through the heart of this neighbourhood area, peace and quiet is never more than a short distance away with the variety of green spaces this neighbourhood has to offer. The most significant of these are the Capel Manor Gardens, a 30-acre estate dating back to the 13th century. The history of old England also remains visible in the great Crematorium that lies in the centre of this area, of which the gardens of remembrance cover 50 acres. Overall this neighbourhood is perfect for commuters seeking a quiet residence that is well- connected to both London and the towns to the north.

Although the majority of this neighbourhood area was only built in the last half- century, the great expanses of greenery in this part of Enfield reflect its rural past. The name Enfield (previously Enefelde) literally means ‘where lambs are reared’. The Capel Manor Estate and Gardens are where residents and visitors continue to enjoy this aspect of northern Enfield, consisting of a Georgian Manor, Victorian Stables, and over 60 different gardens of a once-agricultural area. Perhaps most significant is the Growing Together in Faith garden, which shows how the rose pervades Hinduism, Christianity, Islam and Judaism, providing common ground and shared roots. This represents the multicultural and multi-faith communities that created this modern neighbourhood.

The Capel Manor was once home to Sir William Capel. Known as a tough man of business, Capel dealt in cloth, wool, iron, and lead. What is now Capel Manor was purchased by him with the inheritance left to him by his late father - £3 (or just over £3,000 in today’s money) – before serving as the Sheriff of the City of London, and then being elected Lord Mayor in 1503. He later went on to be an MP for the borough of Enfield. If only £3 (or even £3,000!) could get you that far today!

The main downside of this neighbourhood area is that shops, cafes, and restaurants are relatively scarce. Consisting mainly of suburban pockets and green spaces, residents must travel south to Enfield town centre in order to access these amenities. Nevertheless, residents state that due to the A10 running through this neighbourhood, it is very easy to reach Enfield town centre and the various retail parks within it.

The population of this neighbourhood area is expected to continue to grow at a steady pace, largely because of the continued development along the London-Stansted- Cambridge Corridor. This is also due to the fact that there is a large building project currently underway in the nearby area of Lee Valley which will provide thousands of new homes. As a result, the council is looking to build more in order to accommodate the influx of both primary and secondary school pupils. Furthermore, the Colosseum Retail Park redevelopment is currently underway to the south of this neighbourhood on Dearsley Rd. This 600 million pound project will create 1,800 homes in buildings of up to 29 storeys, a crèche, GP surgery, commercial work units and 182,000 sq ft of well-planned open space. Within this postcode specifically, a number of affordable ‘shell’ homes which buyers can fit as they please, have recieved planning permission on a disused garage site in Forty Hill.
