Laleham Road & Staines Road

This attractive riverside suburb sits between Egham and Staines, and is traversed by the busy, but residential, Laleham and Staines Roads. Lined with large interwar homes, this road is the main road through the area, and is popular with families due to the good access to local schools. Local favourites such as the Wheatsheaf & Pigeon pub provide the community with a convenient entertainment hub, and nearby amenities including pharmacies, independent eateries, and plenty of green open spaces, give residents little reason to travel out of the neighbourhood. For those who do, however, Staines station runs a regular service into central London, and has helped the locality develop into an affluent commuter town.

The area’s initial development was the byproduct of the densification of the town of Staines, which sits to the north of this neighbourhood. The town was a regular staging post, with coaching inns that catered to travellers entering London from the south. As a result of the Industrial Revolution, the area became a major producer of linoleum, and the Linoleum Manufacturing Company was founded in 1864. It was the major employer in the area up until the 1960s. The factory was closed in 1970, and the Two Rivers shopping centre was built in its place.

The Staines air disaster of 1972 happened in the town, when a plane leaving Heathrow crashed in the area, killing everyone on board. It still remains the deadliest air accident in the United Kingdom.

Staines Town FC is based in the neighbourhood, playing at the 3000 capacity Wheatsheaf Park. While the team has never hit the heights of the major football leagues, it was once the club of Gordon Hill, who later went on to play for Millwall and Manchester United during the 1970s, receiving six England caps during his career.

With Heathrow Airport located so close to the neighbourhood, the area can be subject to high levels of noise pollution, although on the whole, this is not much of a problem for local residents due to the other benefits that the neighbourhood provides.

Eden Grove, which occupies the land of 17-51 London Road, is a development currently being undertaken by the Berkeley Group in nearby Staines. The luxury housing project is set to bring hundreds of new faces to the area, who will benefit from the complex’s gym, cinema room, and central courtyard. It will likely bring further investment to the town and ultimately the regeneration of Staines town centre. It is expected to be fully completed in 2026, though homes will be ready to move into in 2023. The development will deliver a stylish collection of 1, 2 & 3 bedroom apartments. Interest in the project, especially considering it’s low prices compared to more central parts of London, has proven to be quite high considering that half of the flats are already sold.
