Nutfield & Bletchingley

East of nearby Redhill, sits the villages of Nutfield and further east Bletchingley, in Surrey. Situated on the northwestern strip of Surrey in the vital commuter network across this region, Nutfield and Bletchingley both marry contemporary urban connectivity to ancient pastoral roots. Owing to this unique combination, both locales are highly sought after and house prices are often expensive, between £800,000-£1 million.

Both villages have ancient origins. Bletchingley’s settled history can even be traced to the Mesolithic era, over 10,000 years ago! Bletchingley was also one of the first formally recognised constituencies listed in England during the formation of parliament over 800 years ago and has been continously inhabited for over 2,000 years. Nutfield’s history is similarly long, although was first recorded in the 1086 Domesday Book for William the Conquerer. Nutfield was historically an agricultural community, but developed rapidly during the Victorian period where wealthy Victorians built grand estates and manor homes on the stretch of the South Downs - changing the rural landscape into an affluent one.

This historic vein of both Nutfield and Bletchingley is reflected entirely in its built environment. Nutfield has 24 listed Grade II and II* listed properties in its locale, whilst Bletchingley has over 80 listed properties, three of which are even Grade I listed!

Owing to the rich historical landscape of both villages and the affluent nature of most of the residents of each area, large-scale development in both Nutfield and Bletchingley has been slow and stagnant. Both areas are also designated under conservation areas, which also restricts development. The Tandridge Borough Council, that which presides over both locations, has specifically not designated provisions for domestic development or even infill development of the Green Belt area in either Nutfield or Bletchingley. Therefore, development is most probable for rennovation projects or single-use development properties at high price-points!
