Poyle

Just west of the Heathrow Airport, north of the Wraysbury Reservoir, sits the industrial and agricultural site of Poyle, Berkshire. Originally its separate settlement, Poyle has been a part of the Colnbrook with Poyle parish since the mid 1990s. It’s most well known for its proximity to the Heathrow Airport, and being the site of the major FedEx sorting office, amongst other industrious enterprises!

The airport has influenced much of life in Poyle and the surrounding village of Colnbrook in recent years. Much of the industrial fabric of Poyle is connected to the neighbouring Heathrow Airport, with a huge quantity of industrial estates nestled in this small area. Of some of the major estates include: The Britannia Estate, Trident Industrial Estate, Poyle Industrial Estate and many other large-scale enterprises. These estates house warehouses up to 80,000 sqft in size! As such, these industrial estates are only suitable for global companies utilising the Heathrow airport for international business and trading.

This is reflected in the pricing for these warehouses too. Even a smaller scale warehouse in the region is an approximate £68,000 per annum in renting fees - over £5,600 per month! Although individual terraces and offices are available for renting, at much lower costs.

Owing to the proximity of the Heathrow Airport, the industrial estates at Poyle are some of the most sought after industrial areas in the whole of the southwest - reflected in the pricing of the units. However, the Slough Borough Council has decided that no further developments - whether they be industrious or domestic - are to take place in either Poyle or Colnbrook. This is not only to preserve the strategic gap between Slough and Greater London, but also to protect residents from the potential polluting factors (such as noise pollution) accumulated from both the airport and the industrial estates.
