Queen’s Park

This area is known locally as Queen’s Park and is in the London Borough of Brent. Most of the houses in this area are Victorian and Edwardian and range from one- and two-bedroom garden flats to two- and three-bedroom first- and second-floor conversions, and some large family houses. This neighbourhood is anchored in the middle by Queen’s Park. The park offers a pitch and putt course, children’s play area with a paddling pool, tennis courts, and a petting zoo. There is also an outdoor cinema in the summer. The neighbourhood also boasts a well-reviewed farmer’s market and many independent shops, cafes, and gastropubs on its high street, Salusbury Road. Residents enjoy a great quality of life due to the abundance of amenities.

The area and neighbourhood around Queens’ Park were developed from 1875 and named to honour Queen Victoria. The land, that was to become Queen’s Park, was used for the Royal Agricultural Society’s annual show in 1879. Locals did not want to see the land developed once the show was over, and banded together to try to secure the site as a public park. The Estates Committee of the Commissioners agreed to their appeal and offered to make the central portion of the land a designated park for public use. The park was designed and laid out and officially opened to the public in September 1887.

Michael Bond is buried in the neighbourhood in Paddington Old Cemetery. He’s most famous for being the creator of Paddington Bear.

Home prices in the area tend to be on the higher side, with first-time buyers often getting pushed out. However, good value properties can still be found in the streets south of the park.

In 2022, Historic England has removed the Queen’s Park Conservation Area from their ‘at risk’ register, making it one of only 9 conservation areas nationally that have been removed from the register for that year. One of the largest, if not newest, developments in the area is Queen’s Park Place, which was completed in 2016. It is made up of 116 contemporary apartments and penthouses, 28 affordable homes, and 5,200 sq ft of commercial floorspace. Developer Countryside has also been working on a new development in the area, North West Quarter, a multi-phase development, the first phase of which was completed in 2021. Comprising a collection of one, two and three bedroom apartments, the scheme is expecting to be fully completed in 2023.
