South Uxbridge & West Cowley

The strategic placing of the Uxbridge Industrial Estate and Riverside Way Industrial Estate within such close proximity to the M25 has enabled the development of this area into a thriving space of commerce and opportunity. The estates are home to a large number of local industries, including car repair studios and catering businesses, as well as the sorting depot of the Royal Mail. These businesses are serviced by a wide range of amenities and positioned next to a vast expanse of greenery in the form of the Colne Valley Regional Park, which provides idyllic surroundings for those working here, and also those living nearby to enjoy. The situation of the park in this location brings with it fantastic opportunities for employment and economic development within this area, which is heavily dominated by other commercial properties and industrial use buildings. And don’t be fooled that the industrial park is all that this neighbourhood has to offer! There are also a large number of residential properties, happily nestled in the vicinity of a number of tranquil blue spaces, including Cowley Lake, Little Britain Lake, and the Grand Union Canal.

There are many buildings of historical significance in this area, but one, in particular, is the Uxbridge Lido. It was built in 1935 in an Art Deco style, and offered residents the opportunity to swim somewhere that wasn’t the river! Due to its interesting architectural style, it was listed in 1998, but unfortunately ended up closing down a few years later, and then became subject to a large amount of vandalism. In 2009, it was decided that the Lido would be refurbished back to its former glory, and it was re- opened in 2010 for public use. The site now also features an indoor pool (for those not brave enough to swim outside), a gym, and an athletics track. It is undoubtedly a well-loved space for the community!

This neighbourhood is home to ‘Little Britain’. Not the controversial TV show, but a lake that’s so called because of its shape, which roughly resembles the British Isles!

During the Battle of Britain the Prime Minister, Winston Churchill, visited this neighbourhood due to it being home to the RAF Fighter Command’s No. 11 Group Operations Room.

One of the main disadvantages of this neighbourhood is the heavy industrial presence. Despite this, because of its surroundings, where there are a large number of green and blue spaces, there is a sense of balance in the setting that counteracts what would otherwise be a very grey and concrete environment.

A major development taking place in this neighbourhood is the transformation of the Uxbridge commercial complex, which is home to the Xerox Campus, composed of three self-contained office buildings, which have a prime location on the riverside. The space has been transformed to instead provide 140 apartments and the development is expected to be completed by the end of 2022. There are also further development plans for flats in this neighbourhood, as part of the latest phase of the St. Andrew’s Park development; this phase will see the construction of 249 more flats, which will be arranged over 4 blocks. The development is located in the former RAF Uxbridge base and aims to refurbish the Grade II listed mansion on the plot, Hillingdon House, and develop more than 1,300 new homes in a parkland environment, a primary school, a public park, theatre, museum and space for other commercial activities.
