Stockley Park

This part of Hayes is a popular middle-class suburb nestled between Southall and Uxbridge. With streets that host a wide array of post-war terraced houses and council estates, the area has attracted many commuting families who have been in search of more affordable alternatives to central London. While they may have moved to Hayes for the housing, many stay for the outdoor space. Locals get plenty of use from the lush Stockley Park. Some Londoners even make the trip out there specifically for the golf club at the park. During those cold winter months, locals are still able to stay active, taking full advantage of the Nuffield Health Fitness & Wellbeing Gym. Just beneath the park sits a large complex of various office buildings - which bring in a fair number of employees into the neighbourhood throughout the week. Despite the area’s lack of a lively food scene, it’s only a short walk into nearby Hayestown for a bite to eat. For anyone in search of a serene and affordable London suburb, Hayes is surely worth considering!

The Hayes neighbourhood dates back to the 12th century, when it was largely just rural brushwood. Later on, when the railway arrived in 1882, the area had grown into a village of about 600 people. Once the railway service was electrified in 1925, more residents began to move in. Following the First World War, estates began to be constructed through the village, catering towards new commuters in the area. This trend continued until after the Second World War as well. Today, much of the area is characterised by large council and post-war housing developments.

Since 2018, Stockley Park has been home to the Premier League’s VAR system and Premier League Productions, which is headquartered at IMG Studios. The system has been long contested by many in footballing circles.

The busy Stockley Road cuts through this neighbourhood. Being a multi-lane street, its traffic brings quite a lot of noise and pollution to the area. Even so, residents find that being so close has its benefits as well. For drivers, they have easy access to the convenient road.

This past year, Hillingdon Council has been working on refurbishing Hayes Town Centre. In Autumn 2022, a number of targeted enhancements and estate regeneration initiatives began, including those of Hayes Town Centre Estate and Avondale Drive Estate. Combined, both estates will provide over 700 new homes, with over 50% of them at affordable rates (including replacement social rent units). In the same time period, the redevelopment of Hayes town centre Austin Road and Avondale Drive Estates also started, with an anticipated 740 new homes – 50% for sale and 50% affordable – from flats to family-sized homes. Aside from their public realm improvements and housing developments, they’ve also been working on new landscaping in the area. Prior to the opening of the Elizabeth Line in 2022, these improvements were undergone to better cater to pedestrians and public transport users in the neighbourhood, and to respond to expected increases in housing demand in the area.
