Streatham Hill

This hilly, residential neighbourhood is located in the southern London Borough of Lambeth. Situated just at the top of Tooting Bec Common, the area offers residents a variety of entertainment and dining options. Local favourites include Hood, a modern British restaurant, Bar 61, a well-reviewed old-world bar with modern European cuisine and tapas, and Streatham Wine House, for when you need a broad selection of wine while also being able to BYOP – bring your own pizza. The neighbourhood also has Clapham Park Centre, Telford Park Tennis Club, and the Lido, England’s largest fresh-water swimming pool, located nearby. This area is a great choice for families, who want access to the well-reviewed schools, and professionals who want to stretch their money further than the small flats of central London.

Tooting Bec Common, right on the edge of the neighbourhood, was once within the historic parish of Streatham and takes its name from the area’s links to an abbey of Notre Dame du Bec in Normandy. There is speculation that the monks of Bec may have established a priory here around which a settlement coalesced in the 12th century, but if this is the case its site has not been located. At various points in history this park has been called Streatham Common, which caused great confusion as there is an open space a mile to the east with that exact name. By the 16th century this area, including Tooting Bec, was the largest village in the parish of Streatham.

Arthur Mee (1875-1943) lived in this neighbourhood. Mee was a writer, journalist and educator in the early 1900s. He is best known for The Harmsworth Self-Educator, The Children’s Encyclopedia, The Children’s Newspaper, and The King’s England.

One of the downsides of living in this neighbourhood is that property prices have gone up by 30% in the last year. This has priced some people out of the locality. However, the average rental price in this area is still below the average weekly London rate.

Despite much of the neighbourhood being situated in a conservation area, residents can still expect to see development and refurbishment, in particular along the High Road. Southern Rail has also invested in improvements at Streatham Hill station, including upgrading footways, lighting, cycle parking and bus stops. Similarly, Transport for London in 2021 announced that it would be moving forward with permanent measures to make roads in Streatham much safer and less intimidating for people walking and cycling. Developers have also taken an interest in the area, with prominent companies like London Square building in the area. The local council has also been paying more attention to the area. The Hillside Gardens development, completed in 2020, features four new and high quality homes that will be rented to people on the council’s housing waiting list.
