Winchmore Hill

Winchmore Hill is a desirable suburb lined with quintessential Edwardian style homes, many of which have sprawling gardens and private driveways. While many of these houses are not cheap, they are still significantly more affordable than some other parts of north London. Londoners might view the affordability as a result of the area’s lack of tube station, however those who live there don’t mind the commute via the Great Northern Railway from the local Winchmore Hill station. This distance from Central London affords the community a serenity that would be hard to maintain anywhere else. For families drawn to the area, they’re also attracted to the number of highly rated schools, from Highfield Primary to Winchmore School. Even if you’re not looking to move, it’s worth the visit in order to enjoy the lush Grovelands Park and for a stop by the historic Salisbury Arms for a pint afterwards. Once exploring what Winchmore Hill has to offer though, it’s unlikely you’ll want to leave so soon.

Back in 1688, Winchmore Hill was known for its thriving Quaker community. This community constructed a Friends’ meeting house which was later replaced with a newer, and currently grade II-listed, house in 1790. This community attracted further settlement in the area, leading to the building of posh Edwardian homes as well as more modest brick cottages. Following this development, in the 19th century, residents discovered a spa in the area that they believed contained Epsom salts. By the end of the 1800s, Winchmore Hill had grown further due to its close proximity to the railway. Today, the area still has many of the historical homes, but a handful were replaced with smaller residences.

Local favourite, The Salisbury Arms, is possibly one of the oldest pubs in the area. Residents have been gathering there for drinks since the beginning of the 19th century!

Unfortunately, vehicle theft crime rates in the area have been quite high when compared to other north London suburbs. Even so, overall crime rates are still extremely low for the neighbourhood. Residents generally feel extremely safe throughout the area.

While this has typically been a sleepy London suburb, with more families discovering the beauty of north London, developers have begun looking for more ways to invest in the area. The New River View development is currently the only significant project currently underway in the area. Sitting slightly north of this postcode, at 794 Green Lanes, the development comprises 91 one, two and three-bedroom apartments.
