LP 11: Land south of Forest Road and east of Cheney Close, Binfield.

The land south of Forest Road and east of Cheney Close is a large site allocated for residential/mixed use development. It will form an extension to the settlement of Binfield.

The site is allocated for approximately 40 residential units (including 35% affordable homes). Development will be permitted where:

  • Areas at risk from all sources of flooding are avoided and mitigated, through the following measures:
    • Undertake a technical investigation and assessment of all sources of flooding (including surface water and groundwater) to determine flood risk management measures to ensure sustainable development, and
    • provide on-site sustainable drainage systems (SuDS).
  • Protection and enhancement of trees through the following measures:
    • Undertake a Tree Survey and Arboricultural Impact Assessment,
    • Retain, protect and enhance trees and hedgerows identified within the survey to be of value,
    • Provide appropriate new tree planting as part of the landscaping of the site.
  • Green infrastructure and a minimum 10% biodiversity net gain are provided.
  • Habitat connectivity through the site and to the wider area is provided.
  • A strong physical boundary to the defined settlement, is retained and strengthened through additional tree and hedgerow planting, in order to safeguard the setting of the settlement.
  • Archaeological impacts are avoided and mitigated through the following measures:
    • Undertake an appropriate desk-based archaeological assessment, and
    • Where necessary, undertake a field evaluation in order to avoid and mitigate any impacts.
  • Measures to avoid and mitigate the impact of residential development upon habitats sites are undertaken, in agreement with the Council and Natural England. This will include securing Suitable Alternative Natural Greenspace (SANG) of at least 8ha per 1,000 new population to be provided in perpetuity and a financial contribution towards Strategic Access Management and Monitoring measures (SAMM).

The Plan should be read as a whole and the identified requirements should be provided in a manner compliant with the generic policies in the Plan.
