LPP 36: Residential Alterations, Extensions, and Outbuildings.
Residential alterations, extensions and outbuildings will be permitted, provided they meet all the following criteria:
- There should be no over-development of the plot when taking into account the footprint of the existing dwelling and the relationship to plot boundaries. The Council will have regard to the cumulative impact of extensions and outbuildings on the original character of the property and its surroundings;
- The property design, siting, bulk, form and materials of the alteration, extension or outbuilding should be compatible with the original dwelling and character of the area;
- Extensions and outbuildings will be required to be subordinate to the original dwelling in terms of bulk, height and position;
- There should be no unacceptable adverse impact on the amenities of adjoining residential properties, including on privacy, overshadowing of light or an overbearing impact;
- There should be no unacceptable impact on the identity of the street scene and/or the appearance of the countryside;
- There should be no unacceptable adverse impact on any heritage asset or their setting;
- In the countryside, new outbuildings should be well related to the existing development on the site and within the curtilage of the dwelling;
- Annexes shall not be self-contained and shall share a physical and functional relationship with the host dwelling.
