LPP 58: Demolition of Listed Buildings or Structures.
Consent for the partial or total demolition of a listed building or structure will only be granted in the most exceptional circumstances where all the following criteria are fully satisfied:
- All reasonable efforts have been made to sustain existing uses, find viable new uses through appropriate marketing or secure preservation through an alternative ownership, and that these efforts have failed;
- The demolition is demonstrably unavoidable for structural safety reasons;
- The redevelopment of the site would provide an extraordinary benefit for the local area which would decisively outweigh the loss resulting from demolition;
- Demolition works are made conditional upon planning permission being granted and a contract agreed for when redevelopment is intended;
- Appropriate specialist recording is carried out prior to demolition.
