Policy 86 Office Uses Outside Town Centres and Office Clusters

Proposals for new office development will be expected to be located within designated Town Centres (provided that the retail function of the town centre is not impaired) and Office Clusters.

On sites outside designated Town Centres and Office Clusters, proposals for Class B1(a) will be permitted, provided that they are consistent with Town Centres Policies.

The redevelopment or change of use of existing Class B1(a) use sites outside of Town Centres and Office Clusters for non-Class B1(a) uses will be permitted, provided that:

  • there is a demonstrated lack of demand for the existing use or any potential alternative uses and formats under Class B1(a), including evidence of recent, active marketing of the site for reuse or redevelopment undertaken prior to submission of a planning application, over a minimum period of six months, and
  • where the site is capable of accommodating a mixed use scheme, the proposal seeks to reprovide a sufficient quantum of flexibly designed floorspace for employment generating uses.
