CS DQ3 - Proposals for Tall Buildings
The wider King’s Cross development context will be used to assess the suitability of tall buildings within the redevelopment of the areas defined for mixed use (see Figure 45), provided other policy requirements are met and where possible:
- Demonstrate outstanding architecture and incorporate highquality materials, finishes and details;
- Respond to the scale and grain of the wider context, including Kings Cross, Euston, York Road, Agar Grove etc. and the hierarchy of taller buildings in the area;
- Relate well to existing street widths and make a positive contribution to the streetscape;
- Generate an active street frontage, particularly along Camley Street;
- Provide accessible public space within their curtilage;
- Incorporate sufficient communal space;
- Contribute to defining new and existing public routes and spaces;
- Promote legibility throughout the NP Area;
- Create new and enhance existing views, vistas and sight lines;
- Preserve or enhance the character and appearance of Regent’s Canal Conservation Area and its setting. Preserve or enhance the area’s heritage assets and the views to/from these and contribute positively to the setting of heritage assets.
In addition, any tall building will be expected to consider and manage its impact on micro-climatic conditions and existing amenity. All new development proposals should provide accurate visual representations that illustrate the impact of the development on the strategic views crossing the neighbourhood plan area.
