ARL15: Local Centre Retail
In the local centre, as identified in the Arlesey Cross Masterplan, there will be a presumption in favour of small, less than 150m2 , retail unit proposals. There is a presumption against changes of use away from use classes A1 (shops), A2 (Financial and Professional Services), A3 (Restaurants and Cafes) and A4 (Drinking Establishments) in order that non-Class A uses do not dominate or detract from the core objective of providing retail outlets for the shopper. This relates to proposals that sit outside of permitted development rights.
Development should comply with the current guidance on noise, waste management, vibration, odour, water, light and airborne pollution.
