CPH2 Alteration of Residential Properties

I. Where planning permission is required, alterations of Residential Properties including change of use of part of a dwelling house, extensions, and conversions of out building will be permitted provided the following criteria are met:

  • If the proposal includes the loss of garage space, sufficient off-road parking is retained or provided for within the residential curtilage and has regard the Central Bedfordshire Design Guide (2023) and Parking Standards for New Development (SPD).
  • Permeability of new surfacing should ensure no increase in run-off or localised flooding
  • There are no adverse impacts on the residential amenity of the occupants of neighbouring properties; and
  • All materials used, and the height, scale, massing and location of the development does not detract from the quality and character of other buildings on the site or within the setting of the residential property.
