I.Proposals which affect designated heritage assets including Clifton Conservation Area will be assessed against the NPPF and Local Plan Policy HE3.

II. Decisions on proposals that impact the character of the Conservation Area should make reference to the Clifton Conservation Area Appraisal.

III.Where a development proposal is likely to have an impact on a designated heritage asset, proposals should take account of the historic fabric of the asset, its significance and the contribution of its setting to that significance. A heritage statement setting out how any adverse impacts on the asset have been avoided or mitigated must be submitted with the development proposal.
