Houghton Regis is within the Zone of Influence for the Chiltern Beechwoods SAC. The Mitigation Strategy for the Ashridge Commons and Woods Site of Special Scientific Interest (SSSI) sets out the process by which Strategic Access Management and Monitoring (SAMM) and Suitable Alternative Natural Greenspace (SANG)contributions will be collected byCentral Bedfordshire Council. These contributions will be required from future developments that are located within the Zone of Influence.

All net new homes granted planning permission from 14 March 2022 are required to contribute towards the SAMM project and secure or make proportionate contributions towards the delivery of SANG. The developer of each net new home granted planning permission is required to pay the Council a financial contribution in accordance with the Mitigation Strategy.
