HE1: Heritage

All development proposals affecting designated and non-designated heritage assets will be required to take into account the significance of affected assets, as well as the contribution made by the setting. Development should take into account local styles, materials and architectural detailing which contribute to local distinctiveness. The total loss of, or substantial harm to, a designated heritage asset will be resisted unless substantial public benefits can be demonstrated. Archaeological evaluation should be undertaken where development proposals have the potential to affect heritage assets with archaeological interest. In assessing applications that directly or indirectly affect non-designated heritage assets, a balanced judgement will be required having regard to the scale of any harm or loss and the significance of the heritage asset.

Applicants must explain, in a Design and Access Statement and/or Heritage Statement, how the proposals will address these criteria.

Development in the Houghton Regis Conservation Area should take into account the principles and potential enhancements set out in the Conservation Area Statement and Management Plan.
