EN1: Environment Information Required to Support the Maintenance of Green Infrastructure
Proposals will be supported where they address the following matters, where relevant and appropriate:
- Avoidance of negative impacts on existing green space and improvement of green space coverage.
- Maintenance of existing Parish green space areas and how this complements the preservation of areas in the proposed development.
- Who will have access to any additional green space within the proposed development and by what means; any times (if any) when there will be no access to the community; who will be responsible for the maintenance schedule and costs associated with the proposed area/s; how any flooding would be mitigated; and how the area/s integrate with the transport and movement infrastructure (see Policies TM1 to TM3) with particular regard to pavements, cycleways and bus links.
- Adherence to the Guidelines for New Development and the Landscape Management Guidelines relevant to Landscape Character Areas Type 4A and 4B (Background Evidence Appendix G).
- Avoidance of connections to public surface water or foul sewer systems or other piped infrastructure off site and use of sustainable solutions. Brownfield sites which do not use the existing drainage network will be supported as will schemes which improve the existing network.
- Adherence to flood plain planning guidance: Gov.uk/guidance/flood-risk-assessment-for-planning-applications and https://www.gov.uk/guidance/flood-risk-assessment-in-floodzones-2-and-3
- Avoidance of adverse effects on the current Water Framework Directive status of waterways in and around Langford.
- Achievement of development that complements the characteristics of the village and how it celebrates its composition and history.
- Conservation of buildings or sites identified in the Historic Environment Record for Bedfordshire and avoidance of harm in a manner appropriate to their significance.
- Understanding of the range and scope of current nature reserves (Langford Meadows), wildlife, woodland and grassland areas within the Parish and how these are complemented by the proposed development.
