With regard to usage and all forms of movement, the area has the capacity to accommodate the increased use or if there is mitigation required, either provided in the development itself or secured as an off-site mitigation by s106 planning agreement, or Grampian condition, or separately e.g., Highways Act agreement
  2. There is a net positive impact of their proposed development on wildlife (flora and fauna), open village aspects and scenery, the maintenance and safety of the River Ivel, along with wildlife movement corridors
  3. Resistance to the loss of agricultural land and open field views unless there are significant community benefits.
