(a) To preserve the distinctive character and landscape setting of Sutton, development must not compromise the open landscape character of the Important Green Gaps shown on plan RC4.

(b) Development that involves use of open land, retaining the open landscape character, will be supported, subject to there being no significant adverse impact on the amenities of nearby residential properties.
