DM23: High Quality and Inclusive Design.

A) Responding to Context

Planning permission will be granted for development that respects the character and appearance of the area in which it is located. Development must be compatible with its surroundings having regard to scale, siting, form, architecture, materials, boundary treatments and landscape.

B) Design of all New Buildings and Extensions

Planning permission will be granted for new buildings and extensions and alterations to existing buildings that:

  • are of a high quality design; and
  • are compatible with the character and appearance of the area, and also where relevant the host building, in terms of their the siting, scale, form, massing, materials and detailing; and
  • are well-proportioned; and
  • have visually-coherent elevations; and
  • have active elevations where the building or extension is visible from public vantage points; and
  • create safe, accessible and inclusive environments; and
  • minimise the use of natural resources in accordance with Policy DM25.
