Policy M8: Housing Mix
All developments should provide an appropriate mix of housing types and sizes to create vibrant and mixed communities which meet the accommodation needs of the local population.
- The majority of dwellings on all developments should provide two or more bedrooms (for specialist accommodation, a higher proportion of smaller units may be justifiable).
- Major developments should include provision for three and four bedroom homes, except in Central Dartford where sites of 100 or more dwellings will be required to make provision.
All new build dwellings should meet the requirement M4(2): Category 2 – Accessible and Adaptable Dwellings. A limited proportion of dwellings to meet the requirement M4(3): Category 3 – Wheelchair User Dwellings is sought on sites of 100 or more dwellings. Only where it can be robustly demonstrated why it is not possible to contribute to these requirements will applicable developments be exempted.
The local planning authority will require, as part of mixed neighbourhoods, the provision of specialist accommodation for specific groups (such as age restricted dwellings) and care homes (Use Class C2) suitable for older and vulnerable people where appropriate and sustainably located and need is demonstrated.
Major developments should make proportionate provision of plots for selfbuild or custom-build dwellings based on site size and the number of entries on the self-build register where appropriate to the character and form of the development.
