HOU2 Housing Density

Housing development should make efficient use of land. Proposals are required to demonstrate how the density of new development has been informed by the character of the local area and contributes to:

  • The design objectives set out in Policy DES4 (Design of Development);
  • Improving the mix of house types in accordance with Policy HOU1 (Type and Mix of Housing); and
  • Providing adequate levels of public open space in accordance with Policy CFLR1 (Open Space, Sport and Recreation); and
  • Retaining existing site features, including mature trees, shrubs, hedgerows and amenity areas, and make provision for new green infrastructure in accordance with Policy NE4 (Green Infrastructure).

Subject to the above, densities will vary according to the relative accessibility and character of locations. Higher net densities will be favourably considered on central sites in or near town centres and where the character of the surroundings allows.

Medium net densities will normally be appropriate for sites that are in more peripheral locations within and on the edge of these settlements.

In villages and for some other locations lower net densities may be more appropriate to respond to local character and context.
