DMD 6 Residential Character

Proposed development must be of a density appropriate to the locality. Development will be permitted if it complies with the London Plan density matrix and the following criteria are met:

  • The scale and form of development is appropriate to the existing pattern of development or setting, having regard to the character typologies.
  • The development delivers a housing output having regard to policies on housing mix;
  • A high quality of design and standard of accommodation is achieved, in line with policies in the London Plan, DMD 8 ‘General Standards for New Residential Development’ and other design polices in the DMD;
  • The density of development has appropriately considered existing or planned transport capacity; and
  • The density of development takes into account the existing and planned provision of local facilities such as shops, public and private open space, and community, leisure and play;

Development exceeding the London Plan density ranges will only be permitted in the Council’s regeneration areas where this can be justified through the development of a masterplan/planning brief where there are opportunities to comprehensively consider and address the issues.
