CP3 New Development

In considering planning applications and in allocating land for development, the Council will require the following criteria to be satisfied:

  1. the development can be accommodated within the existing, committed or planned infrastructure capacity of the area (or that sufficient new infrastructure is provided by the new development/developer);
  2. the development is accessible by existing, committed or planned sustainable means of transport;
  3. sequential approaches have been used to ensure that appropriate types of development, redevelopment or intensification of use take place at suitable locations;
  4. the achievement of a more sustainable balance between local jobs and workers;
  5. the scale and nature of development is consistent with the principles of sustainability and respects the character and environment of the locality.

The Council may use Planning Obligations to ensure these criteria are satisfied.
