H7A Levels of Affordable Housing

  1. On all suitable development sites in settlements with a population of 3,000 or greater, the Council will seek the provision of at least 40% of the total number of units to be affordable, based upon surveys of housing need.
  2. Where the population of a settlement is less than 3,000, and in conjunction with policy H6A(2) above, affordable housing will be sought as follows:
    • 50% of the total of new dwellings on a greenfield site;
    • on a previously developed site, 33% where an application is made for three units, and 50% for applications of four or more new dwellings.

As with policy H6a(2), this distinction is intended to make allowance for the likely difference in costs of previously developed and greenfield sites. The levels will apply unless it can be shown that they are inappropriate or that they make a scheme economically unfeasible.
