H4 Housing Extensions and Alterations including Annexes
Development proposals for residential extensions and alterations are required to have regard to the impact on the street scene, neighbouring properties and the existing property such that they:
- respect the existing context, scale, height, design, appearance and character of, and have no unacceptable impact upon the adjacent buildings and immediate surrounding area;
- have no unacceptable impact on the amenities enjoyed by the occupants of adjacent buildings in terms of privacy and access to sunlight and daylight; and
- take into account the form, scale, height, character, materials and proportions of the existing building.
Basement extensions
Development proposals for basement extensions are required to:
- be proportionate and ensure that their potential impact on the local environment, trees, tree roots, garden area, architectural character of the property, neighbouring properties and residential amenity is acceptable;
- have clear internal access to upper floors;
- have no unacceptable impact on local ground water conditions, flooding or drainage issues; and
