LP21 Large Scale Purpose-Built Shared Housing
Development involving the provision of new large-scale purpose-built shared housing comprising at least 50 units will only be permitted if all of the following criteria are met:
- It meets an identified need; and the site is not suitable for development for conventional self-contained units.
- It is located in an area well-connected to local services and facilities, and in an area with high-transport accessibility; and
- It is under single management; and
- its units are all for rent with minimum tenancy lengths of no less than three months; and
- a management plan is provided with the application; and
- At least 50% of all units are provided at rental levels which do not exceed one-third of ward-level incomes (excluding utility bills and Council Tax) subject to viability and site context; and
- Rooms and communal spaces are of a high quality and of adequate size and the development provides a good standard of accommodation in terms of space standards, management requirements, facilities, daylight and sunlight, aspect and amenity space; and
- Suitable communal amenity space is provided to meet the needs of occupiers; and
- The development must not have a detrimental impact on the amenity of neighbouring occupiers; and
- The development must not lead to an over-concentration of these types of uses in the area; and
- 10% of the units provided are easily adaptable for occupation by wheelchair users.
