BD1 Protection of existing biodiversity

Applicants for development proposals should:

  • ensure thorough initial investigations and/or surveys are conducted on the proposed development site to assess existing levels of biodiversity;
  • provide accurate and up to date survey information with planning applications on existing trees, including protected trees, any habitats or biodiversity features and the presence of plants, invertebrates, amphibians, reptiles, birds or mammals (including bats) on the proposed development site;
  • undertake assessments where surveys confirm the existence of protected or priority species or habitats that detail the proposed development’s impact on these species or habitats;
  • ensure that where such assessments demonstrate that species or habitats are likely to be affected by the development, the development where possible avoids adverse effects on these and mitigates any unavoidable impacts arising from the development; and
  • assess the impact of development on nearby nature conservation areas or green corridors.
