BNE26 Business Development in Rural Settlements
Business development proposed for sites within or on the edge of villages and other rural settlements, as defined on the proposals map, will only be permitted when the development is either:
- small in scale, appropriate to the size of the settlement, and without detriment to the amenity, character or setting of the village; or
- if not small scale, then justified by an overriding objective to meet local employment needs, essentially requiring a rural settlement location, having minimal detrimental impact on the character and amenity of the settlement, not resulting in volumes of traffic that would significantly damage rural amenity and accessible by public transport, walking and cycling.
