Links to Core Planning Strategy Policy CS 14 Design

Policy aim

To achieve high quality design and protection of amenity within the borough.

Policy

  • Alterations or extensions to buildings will be expected to meet the following criteria:
    • Respect and complement the design and detailing of the original building;
    • Respect the form, scale, bulk, and proportions of the original building;
    • Use external materials that will be appropriate to the original building and to its surroundings;
    • Respect space between buildings where it contributes to the character of the area;
    • Complement the character and appearance of the wider setting;
    • Ensure that noise, vibrations or visual disturbance resulting from the development do not diminish the living conditions of existing and future residents;
    • Where the proposal incorporates a new or altered roof profile, ensure that materials are sympathetic to the original building and the surrounding area;
    • Ensure proposals for dormer windows are of a size and design that respect the character and proportions of the original building and surrounding context, do not dominate the existing roof profile and are sited away from prominent roof pitches, unless they are a specific feature of the area;
    • Ensure that roof forms and materials are of an appropriate size, type, form and materials for the existing building, such that they are not unduly dominant, and respect the prevailing positive characteristics of the area.
