EP H4 Land Use
- The primary land use for the site will be residential, to accord with the predominant land use of the existing site and surrounding area, with the existing number of affordable homes re-provided. Non-residential uses may be appropriate to support employment, community activities and street vibrancy.
- Densities should not be solely focused around figures, but must be assessed as a product of a range of relevant design, planning, social, environmental and management factors. Exceeding the current London Plan density ranges may be considered appropriate where proposals will create developments of exceptional urban design quality.
- All new buildings must maximise the number of entrances and windows facing onto the street (active frontages) and for residential uses must provide well defined semi-private space between the front of the building and the street (defensible space) e.g. for landscaping and the storage of bins etc.
