BKEC3: Developing and safeguarding other retail sites

Proposals that would result in a loss of a retail outlet outside of the Retail Centre should take into account the role that these outlets provide to the local community. Any proposals for the redevelopment or change of use of a unit outside the Retail Centre will need to demonstrate that the unit is no longer needed. It must be demonstrated that the unit has been professionally and positively marketed for at least one year at a realistic level, reflecting its current use, without success.

Applications for the development of retail units in excess of 150m2 outside the Retail Centre will not be supported.

Applications for change of use from shopping (A1) to hot food takeaway (A5) will not be supported, except at Beckley Parade, where proposals will be considered on their merits.
