BKH4: Large scale housing developments
Large scale development, which is defined as development of ten homes or more, would be expected to meet the requirements of other policies in this plan.
Green space and recreational facilities, appropriate to the scale of the development will be required to be provided, and be protected from future development, on site, as part of any development proposal of around 30 homes or more.
Any development of over 75 homes that would exacerbate existing deficiencies, as identified in policies BKIN1-BKIN4 inclusive, would be expected to contribute specifically to the mitigation of the impact of the development before the occupation of the new homes.
Affordable housing (See Appendix 10) should be provided in line with MVDC policies with the emphasis on mixed tenure that meets the needs of existing Bookham residents, including the need for shared ownership homes.
Measures to mitigate the impact of large scale housing developments on the Thames Basin Heaths Special Protection Area and the Bookham Common Site of Special Scientific Interest will be required in the light of advice from Natural England at the time of the planning application.
