CF3 - CHANGE OF USE OF DWELLINGS TO ACCOMMODATION PROVIDING CARE AND REHABILITATION TREATMENT
Proposals for the change of use of residential properties to homes providing care and rehabilitation treatment will be permitted provided:
- the dwelling is suitable for the use proposed having regard to:
- the size and location of the property;
- the number and size of bedrooms;
- the scope to provide staff facilities, communal areas and such other associated facilities as may be required;
- the property is detached and within a curtilage of adequate size to permit sufficient amenity/recreation space and the provision of means of fire escape without detriment to adjoining properties;
- the conversion can be achieved without adversely changing the character and appearance of the property or the need for major extensions and would not prejudice the residential amenities of adjoining properties;
- the use and associated activities would not have a detrimental effect on local amenities or the character of the area, by itself, or cumulatively;
- the property can be easily converted back to private residential use should the new use cease;
- satisfactory access and parking can be provided without adversely affecting the amenities of the locality or the appearance of the site.
