LP5: Dwelling Mix

The Council will aim to secure a range of homes that will contribute to the creation of mixed, inclusive and sustainable communities by seeking all housing developments to provide a range of dwelling sizes and tenures particularly focusing on the provision of larger family sized homes (three bed plus) in line with the preferred housing mix, as set out in Table 4. The dwelling mix will be considered on a site by site basis and in applying the preferred housing mix regard will be given to the following:

  • Site size and other constraints;
  • The surrounding context and character;
  • The overall level of afordable housing proposed; and
  • The fnancial viability of the scheme.

In addition, the strategic sites of King George and Goodmayes Hospitals and Billet Road are all expected to meet the Council’s preferred dwelling mix.

Implementation

The Council will assess the exact dwelling mix on a site by site basis. While the Council seeks to prioritise larger family (3 bed plus) homes, it recognises that not all sites will be able to meet the above preferred dwelling mix.
