EMP3: Employment development outside employment areas
Outside of designated employment areas and town centres:
- Planning permission will be granted for employment uses (excluding all Class A uses other than A2) provided:
- the proposal would not harm the character of the building or surrounding area.
- there would be no harm to the amenity of neighbouring properties/occupants through impacts such as noise, odour, fumes, litter, general disturbance and late night activity.
- the type, scale and intensity of the proposed business activity is appropriate to the locality and the accessibility of the site.
- sufficient on-site, off-street parking is available to cater for both the business use and, where relevant, any remaining residential use.
- Through the use of conditions, the Council may limit the type and level of activity, including hours of work, of any such employment uses.
