EMP3: Employment development outside employment areas

Outside of designated employment areas and town centres:

  1. Planning permission will be granted for employment uses (excluding all Class A uses other than A2) provided:
    1. the proposal would not harm the character of the building or surrounding area.
    2. there would be no harm to the amenity of neighbouring properties/occupants through impacts such as noise, odour, fumes, litter, general disturbance and late night activity.
    3. the type, scale and intensity of the proposed business activity is appropriate to the locality and the accessibility of the site.
    4. sufficient on-site, off-street parking is available to cater for both the business use and, where relevant, any remaining residential use.
  2. Through the use of conditions, the Council may limit the type and level of activity, including hours of work, of any such employment uses.
