Policy H18 (Granny Annexes)

Proposals for the extension of residential properties to provide accommodation for elderly relatives/dependants will not be permitted unless they comply with all the following criteria:

  • the accommodation is provided in the form of an extension to the existing dwelling and not as a free standing independent structure;
  • the accommodation is designed as an integral part of the house and is capable of being used in the future as part of the original dwelling unit and therefore has no independent external access;
  • the accommodation is only to be occupied by an elderly relative or dependant and will not be used as a separate independent dwelling unit at any time;
  • the appearance, design and bulk of the proposed extension is appropriate for its location and does not have an unacceptable impact upon the amenities of the area;
  • provision is made for an appropriate amount of car parking which meets the aims of the integrated transport strategy; and
  • appropriate rear private amenity space is retained.
