M21 Development at Fairoaks Airport

The Surrey Structure Plan identifies Fairoaks Airport as having limited potential for the development of business aviation facilities, provided that it would not have a materially adverse effect on the environment of adjacent areas.

Within the Major Developed Site, as shown on the Proposals Map, the following criteria for infilling and redevelopment will therefore apply:

Infilling should:

  • Have no greater impact on the Green Belt than the existing development;
  • Not exceed the general height of the existing buildings; and
  • Not lead to a significant increase in the developed proportion of the site or give rise to off-site infrastructure problems.

Redevelopment should:

  • Have no greater impact than the existing development on the openness of the Green Belt and the purposes of including land in it, and where possible have less;
  • Contribute to the achievement of the objectives for the use of the land in the Green Belt;
  • Not exceed the general height of the existing buildings;
  • Not occupy a larger area of the site than the existing buildings;
  • Ensure that the new buildings are located to have regard to the openness of the Green Belt, existing landscape features and the need to integrate with the surroundings;
  • Be part of a comprehensive scheme for long-term development within the Major Developed Site; and
  • Not give rise to off-site infrastructure problems or adversely affect the amenities of nearby residents.
