TC11 General Design

New development will be required to make a positive contribution toward improving the quality of the built environment. Where appropriate new development should respect its local context by adhering to:

  • Continuity of building line;
  • Adjacent building heights, roof and cornice lines; and
  • Use of materials sympathetic to local character.

In addition new development should:

  • Give consideration to the introduction of contemporary materials that respect or enhance existing built form;
  • Include a level of architectural detail that gives the building visual interest for views both near and far;
  • Make a positive contribution to the public realm – facing the street, animating it and ensuring that all adjacent open space is positively used;
  • Accommodate the delivery of new civic spaces and improved movement corridors as identified in the Public Realm Strategy;
  • Introduce soft landscaping features where considered appropriate in order to soften the impact of the built environment; and
  • In respect of residential development, be of a density that is appropriate to a sustainable, town centre location.
