CP10 Flood Protection

Within the floodplain development should first seek to make use of areas at no or low risk to flooding before areas at higher risk, where this is possible and compatible with other polices aimed at achieving a sustainable pattern of development.

Development which is acceptable (in terms of PPS25) or otherwise exceptionally justified within areas at risk of flooding must:

  • be subject to a flood risk assessment; and
  • include an appropriately safe means of escape above flood levels anticipated during the lifetime of the development; and
  • be designed and controlled to mitigate the effects of flooding on the site and the potential impact of the development on flooding elsewhere in the floodplain.
