GD5 - Woodlands Park
Land at Woodlands Park, as defined on the Inset Map, is proposed for comprehensive residential development for 1253 dwellings and associated facilities.
The following criteria must be met:
- It provides for a mixed and balanced community;
- It provides for a primary school, community facilities and open space;
- It provides specifically for the construction of a north-west relief road;
- It provides for substantial landscaping within the development boundaries to complement the layout and arrangement of buildings and may be required, by legal agreement, to provide off site landscaping.
- It is designed to mitigate adverse effects upon existing residential and community interests and may be required, by legal agreement, to provide or contribute towards wider and longer term planning benefits reasonably associated with the alleviation of any such impact.
The provision of these and other relevant planning benefits will be regulated by legal agreement on the grant of associated planning permissions.
Developers will be required to prepare a master plan to indicate how specific proposals, which may be implemented on a phased basis, relate to an overall design concept for the site. The master plan will be subject to public consultation. Development will need to be implemented in accordance with such a master plan approved by the Council.
