25 Safeguarding and Managing Change in Strategic Industrial Locations

To safeguard and manage land in Strategic Industrial Locations (SIL):

A. The following uses are acceptable:

  1. Light industrial (Class E Part G iii);
  2. General industry (Class B2);
  3. Storage or distribution (Class B8);
  4. Waste management, secondary materials, and aggregates (Class B2 / B8 / Sui Generis);
  5. Utilities infrastructure (such as energy and water);
  6. Land for sustainable transport functions including intermodal freight interchanges, rail and bus infrastructure;
  7. Wholesale markets;
  8. Emerging industrial-related sectors;
  9. Flexible hybrid space (Class E Part G iii / B2 / B8);
  10. Low cost industrial and related space for Small and Medium Enterprises (SMEs);
  11. Research and development of industrial and related products or processes; and xii. Uses ancillary to the above;

B. New development will be supported on SIL where it:

  1. Provides improved high-quality, fit for purpose industrial space and infrastructure;
  2. Allows for future flexibility, including future subdivision and/or amalgamation for a range of employment uses; and
  3. Provides either the full replacement or the intensification of existing industrial capacity. Landowners should, where appropriate, work with landowners of adjacent sites in order to make the most efficient use of land.
